Important
Repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Damages or plumbing stoppages caused by your negligence or misuse will be paid by you.
Release of Key
I understand that if I do not authorize a release of a key to a vendor, I will need to be available to give the vendor access to the property.
Quick Solutions to Common Maintenance Issues
Toilet & Plumbing Problems
Clogged Toilets: Toilet clogs are relatively easy to resolve. If you don't already own a plunger, you'll need to purchase one from a local hardware store. Most large supermarkets and big-box retailers also sell these items. Press the plunger into place over the drain of the toilet and move it up and down vigorously to dislodge anything in the pipes. Repeat this until the toilet drains on its own. Do not flush the toilet to try to resolve the clog; this could create a flood.
Drains: If your sink, bathtub, or shower isn't draining properly, check that the drain is clear of all debris. Some small clogs in the pipeline can be flushed out using hot water. Simply pour boiling water down the drain. Please refrain from using chemicals to clean your drains, as these could damage the system.
No Electrical Power?
If you lose electrical power in your rental home, call your utility provider for assistance. There may be widespread outages in your neighborhood or a billing problem with your account could be the root cause of the issue.
No Hot Water Access?
If you run out of hot water or don't have any at all, you need to locate your heating tank and check the settings. Most hot water heaters have a vacation mode that limits water access; verify that yours isn't in this mode. You can also change the settings to see if you can resolve the issue, but wait 15 to 20 minutes before you test the temperature again after making any updates.
HVAC Problems
If your heat or air conditioning isn't working properly, locate the central thermostat in your home. Verify that all settings are accurate and check whether the system has power. If you're unable to resolve the issue, please contact us.
